Hotel FF&E financing pays for movable furniture, fixtures and equipment such as beds, case goods and television packages, with the items as collateral and a term near their useful life. A Kerrville, TX motel or lodge can add a fixed-payment loan for movable room and poolside furnishings, and working capital for payroll in slower weeks. Funding partners, reached through Bellshire Business Funding, weigh the motel's request and set any terms.
A small motel's movable furnishings and operating costs, with an invented 24-room property priced out and Kerr County, TX traveler accommodation counts.
Hotel FF&E financing for beds, case goods and television packages
FF&E is everything in a guest room that can be unbolted and carried out: beds and mattresses, case goods (the headboard, dresser, nightstand and luggage bench), lamps and television packages with removable mounts. Each piece has a price, a serial number or a model, and a resale value, which is why equipment financing can cover a full room package with the furniture as collateral.
| Item | Per room | 24 rooms |
|---|---|---|
| King bed frames with mattresses | $1,150 | $27,600 |
| Case goods set: headboard, dresser, nightstand, luggage bench | $1,650 | $39,600 |
| Television package with removable mount | $1,380 | $33,120 |
| Delivery, install and haul-away of old furniture | $4,800 | |
| Package total | $105,120 |
Financed over 60 months at an invented 9.75% annual rate, that $105,120 package costs $2,220.58 a month. Mattresses wear out before dressers do, so a partner can split the package, with a shorter term on soft goods and a longer one on case goods and television packages.
The county has only a small group of these properties. Kerr County, TX had 16 traveler accommodation establishments with paid employees in 2023, employing 298 people, and 3 of them had fewer than five employees (CBP, NAICS 7211). The 2023 ZBP counted 10 traveler accommodation establishments with a ZIP 78028 address. Nonemployer Statistics counted 67 traveler accommodation businesses with no paid employees in the county in 2024.
Movable room and poolside furnishings with a fixed-payment loan
Movable room furnishings can be itemized on a supplier quote for a term loan: one lump sum and the same payment each month until it is paid. Fixed flooring, paint, tile and vanity work are excluded. Poolside seating, tables and umbrellas can be removable equipment; pool resurfacing and fixed pool systems are excluded.
Invented example: 8 movable-room-furnishings packages at $6,200 each, $16,800 of removable poolside furniture and a $3,900 laundry washer come to $70,300. Fixed room and pool work are excluded. The invented $70,300 movable-furnishings package uses a 48-month schedule at 11.5% annually. Its installment is $1,834.06, producing $88,034.88 across the full schedule.
Phasing is a cost too. Taking 8 rooms out of service for 10 days each removes 80 room nights; at an invented $92 a night, that is $7,360 of revenue the motel does not book during supplier setup. Count that figure in the plan, next to the loan payment.
A motel that leases its building should read the lease before any of this: identify which items can be removed at the end and obtain any landlord consent for movable-equipment setup. Fixed flooring, tile and plaster are outside the request.
Payroll and supplies through slower weeks
A motel pays housekeeping, the front desk and the utility bills whether rooms fill or not, and linens, amenities and cleaning supplies are bought ahead of the guests who use them. When room revenue dips for a few weeks, the fixed costs do not. A working capital loan or a line draw is sized to that gap, not to the whole year.
| Line | Amount |
|---|---|
| Housekeeping and desk payroll, 3 biweekly paydays at $7,800 | $23,400 |
| Linens, amenities and cleaning supplies | $2,900 |
| Room revenue in the same stretch | $21,600 |
| Shortfall to cover | $4,700 |
A $4,700 shortfall is a small borrowing need, and it should stay small: sized to the gap, repaid from the busier weeks that follow, and kept apart from the furnishings loan so the two schedules do not stack on the same month.
What lodging lenders ask a small motel owner for
Business loans for hotels start from the property's own records. A lender can ask a small motel owner for the documents below; the exact list depends on the product and the partner.
- Monthly occupancy and average daily rate reports exported from the property management system.
- Two years of tax returns and a current-year profit and loss statement, with room revenue on its own line.
- Twelve months of bank statements for the operating account.
- The deed, or the building lease with its remaining years and any clause about alterations.
- If the motel is franchised, include the franchise agreement and the brand's equipment requirements. Fixed property work is excluded.
- Supplier quotes for the movable room and poolside items; fixed room and pool work are excluded.
- The current insurance declarations page, which a partner can check against the new furniture value.
A request through the Bellshire request form is a first conversation and not a credit application; a funding partner may check credit when it reviews the file. Kerrville, TX laundry machines and other trade notes are on the industries page, and the articles list has the rest of the series.
